Renovations

It is difficult when you know you want to renovate yet have to trust a complete stranger to do it.  Will they understand everything I want done?  Will it be done to the standards I have set?  Will it be economical without corners being cut that may affect me later down the road?  Are they following code?

 

To ensure you have done your homework here are a few simple tips when hiring a contractor:

 

· Always get a minimum of three written quotes.  Read them carefully and ask questions about anything that may not be         clear.

· Do a background check (i.e. ask for references to call or see other work they have done.)

· Check history and performance through BBB (Better Business Bureau) or local association of the trades person.

· Look for lawsuits pending against the contractor.

· Verify the contractor has liability insurance.

· Verify the contractor has valid WCB coverage.

· Verify if the trade is a part –time activity for the contractor.

Flooring
(carpet or hardwoods)

Upper Level Units

For unit owners who are putting laminate flooring on their main floor we suggest the following underlays.  The below samples were collected to ensure the sound deadening levels required in condominium complexes.

  • Home Depot - Cork Underlay - approximately .64 cents/sq foot 

  • Windsor Plywood & Rona - Quiet Walk foam underlay - approximately .57 cent/sq foot 

  • Laminates complete with 2.0mm rubber/foam backing.  These are sold at a variety of store and range in pricing.

Please remember that it is highly suggested for ALL unit owners to use a 12mm thick laminate.

Electrical

All electrical work should be done by a licensed contractor.  Correct materials and work practices will ensure good performance of your electrical equipment and most of all...prevent fires.

Ceiling Stipple

Our complex was built in 1976 and if you would like to have your ceiling stipple tested for asbestos please feel free.  Below is the address of a testing facility in Winnipeg.  All results are confidential.

Structural Work

Unit owners must not alter the load bearing supports in their unit.

​

Other structural work must be approved by the Board.

Plumbing Work

All plumbing work should be done by a licensed contractor.  Any water/sewer leaks can cause untold damage to your unit or neighbouring units and you will be held responsible.  In case of emergency, please call the Property Manager.

Shared Walls

You may hit a pipe that is not yours but your neighbours it is very important to mark your lines properly and have a suitable certified person doing your renovations
