Frequently Asked Questions

Below are few common questions about our complex.  If you have any further questions, please refer to the additional the information on this website or you can contact the current property manager.

Where is the Property Managers Office.

​

The Property Manager's Office is located at Unit 406 - 3070 Pembina Hwy.  It faces Pembina Hwy and is an upper unit.

As a unit owner, am I responsible for the outside storm door?



Yes, but No! To replace the outside storm door is the units responsibility; however, the painted trim around the door is responsibility of the condo corporation.  When replacing the outside door, please keep in mind the aesthetics of the building.  It is recommended to have a brown storm door and a white inside door.  If you have any questions, please contact the Property Manager.

Where can I get a copy of the By-Laws and/or Declaration?



A copy of the By-Laws and/or Declaration should have been delivered to you from the previous owner at the time of your purchase.  If you are unable to locate your copy please request them from the Property Manager.  Fees may apply.

Who is responsible for repairs to the balcony?

The condo corporation is responsible for all repairs and replacement of the balcony.  Yet, all balconies are considered 'exclusive use common element' for your personal enjoyment.

What is the procedure for applying for a second parking spot?

Contact the Property Manager.  He will place your name on the waiting list.  Keep in mind your second spot may not be near your first.  â€‹

What forms of payment is accepted to pay Condo Fees?

​

Please contact the Property Manager to identify the best method of payment.  Most common form is by post dated cheque.  Please make all cheques payable to Winnipeg Condominium Corporation #16.

What is the definition of Exclusive Use and what areas does it apply to?

​

Exclusive Use are those parts of a building to which only the owners of a unit or owners whose units are adjacent to them have access.  Some examples include mailboxes, crawl spaces, attic spaces, front yards (lower units), and balconies (upper units).

What is the definition of Common Element and what are some examples?

​

Those parts of a condo complex that belong to ALL owners.  With a few exceptions, they constitute everything except the units in which people live.  Examples are the court yard, sidewalks, parking lots, etc.  These are the responsibility of the condo corporation in terms of maintenance, repairs and replacement.

What is unit owners responsibility?

​

A general rule is any feature that is within a unit is owned by that unit, unless stated otherwise in the declaration.  However there is an exception at our complex.  The air conditioner located outside of the unit itself is each individual unit owner's responsibility to maintain and/or replace.

What do my monthly Condo Fees cover?

​

Condo fees are split between general operating and reserve funds.  Included are: Property Management, office expenses, common element utilities (e.g. water, electricity, telephone), surface parking, vehicle plug ins, area outdoor lighting, landscaping, snow clearing, regular maintenance of all common element assets, major upgrades and additions and insurance.
