Parking Lot Courtesy
It is definitely different living in a condo versus a detached single family home. You share walls with your neighbours and have to be courteous to others. Some forget these manners extend to the parking lot as well. Our complex has assigned parking so avoid double parking or blocking anyone in. No one likes door dings, dents or scratches. These can be costly. Watching your doors when opening and your purses or bags helps everyone!
Assigned Parking:
There are a total of 138 parking stalls. Each of our 99 units has an assigned parking stall.

Additional Parking:

There are 24 stalls available for additional parking and there is always a waiting list. Currently additional parking spots cost $30.00 a month and are added to your monthly condo fees.

Snow Clearing Procedure
If we happen to get a large heap of snow, below is a description and clarification of how it all gets cleared away.

A pathway is first cleared through the parking lots to allow vehicles easy access to all exits. This is done first thing in the morning and begins at the 3040 Building (north) because that's where the tractor is and moves to 3080 (south).

Walkways and sidewalks are snow blown. If the Property Manager has a set of helping hands the steps are cleared.

Once the majority of cars have moved from the parking lot, parking stalls are cleared.
There is a limited amount of space on our property to move this snow out of the way. When these spaces are full, the snow must be hauled off site. We have a large complex and we do try hard to make sure the parking lots and sidewalks are cleaned.
How you can help:
If you have the ability or just like to shovel snow (yes, there are those out there that like to shovel snow) don’t be afraid to clear off your step and maybe your neighbours'. Every little bit helps!
Potential Hazards:
To ensure this process goes as smoothly as possible, there are a couple of areas where we can all help out.
Extension Cords are imperative where we live. However, when left outside or laying on the ground can be a hazard to the tractor and snow blower. The cord can get wrapped around the auger. Please ensure all cords are appropriately stored.
Door Mats are lovely in Spring and Welcoming in Summer, but during winter they are covered in snow, hard to see and can be easily damaged if not removed. To ensure your mat is left intact please remove before a big snow storm.
Visitor Parking:

There are 15 visitor parking stalls for a total of 99 units. This is a precious commodity, which means we all have to be very considerate on how we use this limited space.
There are two methods to indicate you are a visitor of a unit owner.
Method #1: Laminate Parking Pass
In 2012, The Board implemented a "Visitor Parking Permit” policy. There is one laminated orange tag issued per unit. This tag must left on the dash your guest is staying over night or after 11 P.M. An example of this laminate orange tag is shown below. The tag is must be visible from 10:00 P.M. to 7:00 A.M.
And lastly, be sure your guest returns the laminated parking permit to you, or leaves it in your mailbox!
The tag cannot be used by Chimney Ridge residents to take up a visitor parking spot!

Method #2: Temporary Parking Passes
Single use temporary guest parking passes are available in a box on the office inner door (Unit 406, Building 3070). Pick up a pass (day or night), fill it out and display it on the dash of your guests' vehicle. An example of this temporary parking pass is shown below.

Please do not call the office phone or emergency line to report having a guest’s vehicle in visitor parking – use the pass instead.
Parking Patrol
Several authorized people patrol the lot and they must be able to see a parking pass on the dashboard.

On the first violation, a vehicle will be ticketed. On the second violation, the vehicle will be towed at the owner’s expense. Any vehicle in a No Parking Zone, double parked or blocking another unit owner’s vehicle will be towed immediately.
