Responsibilities of Unit Owners
During the course of the year unit owners will have different tasks that are highly recommended to do each season. Below are descriptions of each task, what they accomplish and what season they fall under.
Fall/Winter Responsibilities
Lower units
Crawl Space Fans
Exhaust fans are used to reduce the humidity in the crawl space. The switches for these fans are located in specific units. The Property Manager will issue a notice in the spring and fall reminding the unit owner to switch the fan on or off.
Front Door Welcome Mats

Front Yard
Your front yard is termed 'exclusive use common element'. It is for your use and the Corporation will maintain the original grassed area, sidewalk, original concrete step and the fence. If a deck is over the step, that is unit owner's responsibility. Flowers and shrubs in your yard are the unit owner's responsibility.

Please remember the yards are small and can only contain so much.
Upper Units
A/C Units
Unit owners are responsible for their roof mounted A/C Units. With the safety ladders in place on each building accessing the roof is simple. Please have the A/C repair man contact the Property Manager for access to the roof.

Balconies
The balcony is termed 'exclusive use common element'. It is for your use and the Corporation will maintain the surface, the railing and all supports.

Please remove deep or heavy snow from your balcony. When removing snow try to ensure there is no one beneath. Clear any of your snow that has fallen on the lower units sidewalk.
Space heaters bottom of stairs
For all you upper unit owners, have you ever noticed the grate behind your front door. If you haven't seen it take a look. This grate is the front of your wall insert space heater. Purpose of this heater is to maintain temperatures in areas that are difficult to heat. Your front door area is a perfect spot for this. Common features of these units are a temperature gauge, manual override, thermal overload protection, and removable front grate for easy accessibility. These space heaters create a barrier of warm air opposing cold air seeping through any cracks around your door. It is a good thing to turn this space heater on in the winter and then flip off the breaker in summer for energy savings.
